Located in the Capitol Hill Historic District and adjacent to trendy Eastern Market lies the Bryan Square community. Consisting of almost a complete city block, this project has transformed the Bryan School Building, a historic three-story brick structure, into converted condominium units. In addition, single-family residential urban row homes have been constructed in three separate buildings on a surrounding site that was formerly asphalt playgrounds.
Bowman Consulting was a key player on the project team that also included architects and members of the client’s senior development staff. From contract negotiations to the project’s aggressive schedule and final documents for District approval, Bowman Consulting was integral to the smooth progression of the project. Innovative engineering solutions were provided by designing a “Flow-thru Peat Filter System” rather than the typically required BMP sand filter. This solution provided a cost savings of over $150,000 for our client. In addition, utility pole locations were carefully considered and examined in an effort to minimize costly relocations. Roof top decks and a centrally located park area were added to fulfill the District’s open space requirements. The Bowman Consulting team collaborated with other team members to ensure practical yet pleasurable hard and soft scape designs were set into place. Bowman Consulting provided overall project management and assisted with the permit processing to allow the client to secure permits and approvals quickly in order to start construction on schedule. Additionally, Bowman Consulting provided survey and preliminary and final engineering and construction management services.
