Bowman Consulting was retained to prepare preliminary land planning and provide multiple conceptual layouts and yield studies. Using an innovative technique, Bowman Consulting used clustered development on 30% of the property, limiting public right of ways and travel ways to reduce the impervious area. Whenever feasible, low impact development techniques were applied, such as bio-retention areas to reduce the amount of stormwater peak flows. Working in conjunction with the planning commission and local city officials, our team adjusted the overall design to reduce impact and preserve open space.
To satisfy the environmental requirements of the site, Bowman Consulting developed forest stand delineation reports and tree conservation plans to preserve specimen trees found on the site. The design underwent numerous revisions to reduce impact and the community’s overall footprint.
